Dear Residents,
I have received emails from residents regarding the Village of Hoffman Estates Plan Commission meeting that is taking place next week. They are holding a public hearing regarding a proposed rezoning request for M-2.
Sec. 9-9-2. – M-2 Manufacturing District.
A. Legislative Intent. The purpose of the M-2 Manufacturing District is to provide areas for a variety of industrial uses where major transportation networks provide accessibility. This district is intended to be developed in a manner which will minimize potential adverse influences to adjoining districts through the application of performance standards.
B. Permitted Uses.
1. Permitted uses of land or buildings, as hereinafter listed shall be permitted in the M-2 Manufacturing District under the conditions specified. No building or lot shall be devoted to any use other than a use permitted hereunder with the exception of the following:
a. Uses lawfully established on the effective date of this Code; and
b. Special uses allowed in accordance with the provisions of Section 9-9-2-C.
2. The following uses are permitted in the M-2 Manufacturing District:
a. Offices.
b. Research and development facilities.

(5) Temporary buildings for construction purposes only in accordance with the provisions of Section 9-3-10.
e. The following uses are permitted, however, when the property is adjacent to any residential development, the uses shall only be permitted provided all improvements on the M-2 property, including parking and other structures, are set back a minimum of 100 feet from the nearest residential property line:
(1) Wholesale and distribution facilities.
(2) Wholesale florist or greenhouses.
(3) Printing and publishing facilities.
(4) Manufacturing, production, processing, assembly, fabricating, cleaning, servicing and repairing of materials, goods and products.
(5) Mail order facilities.
(6) Packaging and crating facilities.
(7) Warehouses.
f. Data center.
The meeting will take place on Wednesday, June 3, 2026, at 6:30 PM at the Hoffman Estates Municipal Building, 1900 Hassell Road, Hoffman Estates, IL.
The request seeks to change the zoning of approximately 186 acres from CMU Commercial Mixed Use and TN Traditional Neighborhood to M-2 Manufacturing District. The property is generally located between Illinois Route 59 to the east, the Canadian National Railway to the west Higgins Road (Route 72) to the south and is across the street from the Woods of South Barrington.
Any residents interested in learning more or providing public comment should make plans to attend the meeting.
BARBARA ROSE SCHOOL: AMERICA250 CELEBRATION
This week, our District 220 students celebrated their final week of school. It is an exciting milestone that marks the beginning of summer and a season filled with memories, adventures, and well-earned relaxation.
I had the pleasure of visiting Barbara B. Rose Elementary School to help kick off their special America250 celebration and spend time reading with some of the students. It was inspiring to see the excitement and curiosity our young residents have as they learn about our nation’s history and the values that continue to shape our communities today.
I appreciated the opportunity to interact with these students and see firsthand their love of learning and natural curiosity. The America250 project is a great way for students to learn about our history, and it was an honor to play a small part in their educational journey during our nation’s birthday celebration.

RIBBON-CUTTING: TEE-OFF GOLF
This week, Trustee Patel and I helped welcome Tee-Off Golf to South Barrington with a ribbon cutting ceremony.
Tee-Off Golf opened its doors earlier this year and already has people talking. Located in the former CVS building, Tee-Off Golf is an indoor, high-tech golf simulator and entertainment venue open seven days a week. Whether you are looking to improve your swing, enjoy a night out with friends, or simply try something new, there is something for everyone, all while enjoying good food, drinks, and a welcoming atmosphere.
Tee-Off Golf offers single play sessions, memberships, and frequently runs special promotions. If you haven’t checked them out yet, consider stopping by and supporting this exciting new South Barrington business!

ANNUAL RPZ INSPECTIONS ARE DUE
Attention municipal water system users: the RPZ inspections are due by May 30th.
Irrigation systems should NOT be used prior to having testing completed and submitted. Testing is important because it helps prevent contaminated water, chemicals, fertilizers, and other pollutants from potentially flowing back into your home’s water supply and the Village water system.
Residents who are not using their irrigation systems are still required to take action by submitting a waiver form to the Village. Forms can be found on the website by clicking HERE
If you have any questions or would like to ensure you are compliant, please contact Stacey at 847-381-7510.
Thank you for your cooperation.

SOUTH BARRINGTON GARDEN CLUB
The South Barrington Garden Club is back and better than ever!
Sticking with a beautiful red, white, and blue theme in honor of Memorial Day and America250, they once again created a stunning arrangement that gives Village Hall the perfect seasonal touch.
A big thank you to the South Barrington Garden Club for the time, care, and creativity they put into making our community look so beautiful. It’s something we all truly enjoy and appreciate!

As always, I am here to listen to your thoughts and concerns. Feel free to email me at pmccombie@southbarrington.org, or use the anonymous comment boxes located in the lobbies of Village Hall and the Police Department. I review these messages privately and value your input.
